Washington Headquarters Services

Overview

Located in Alexandria, Virginia, Washington Headquarters Services is a 1.7 million square-foot federal agency building that provides operational and maintenance support to various government bodies in the National Capital Region. The facility houses the Defense Base Realignment and Closure (BRAC) Commission and consolidates approximately 6,400 employees.

Approach

Southland provided design-build expertise for sheet metal, piping, plumbing, fire protection, and building automation services. This project required a strict and accelerated schedule set forth by BRAC program guidelines, as well as several contract requirements from ASHRAE 90.1, U.S. Green Building Council LEED Silver, and the Energy Policy Act of 2005.

To address the complexity and magnitude of this project, Southland developed an innovative outdoor air application. The team installed a fan-powered induction terminal unit system with a dedicated outdoor air system to produce a high-efficiency cooling system. A sensible chilled water loop was then utilized to provide cooling to the fan-powered induction units and information technology loads, in order to provide humidity, temperature, and ventilation control.

Results

Southland completed the project five weeks ahead of schedule, exceeded the minimum energy goals, achieved LEED Gold Certification, and allowed the owner to have an aggressive tenant move schedule. The team also received an operation and preventative maintenance contract for the building.
