Southland Engineering, a division of Southland Industries, was recently awarded the America Center Phase II project in San Jose, California. In addition to Southland’s full MEP design team, the project includes Lusardi Construction and Large Architecture.
Totaling 462,000 square feet, the project will include two six-story commercial office buildings, a four-story parking structure, an amenity building, and sports court. Once completed, the facility will feature a café, fitness center, and communal outdoor work areas.
With a floor to ceiling glass building envelope design, the facility’s high wall to window ratio created challenges in meeting and proving compliance with the efficiency requirements of the new Title 24 California Energy Code. In order to allow the owner to keep the building’s architectural design intact, Southland’s MEP design required an innovative approach. By designing a cost-effective HVAC system solution and proving code compliance through performance based analysis and energy modeling, Southland’s design team was able to creatively overcome such technical challenges.
With a goal of LEED Silver certification, the project‘s design phase began in August 2015. Construction is expected to commence in November 2015, and overall project completion is anticipated by December 2016.
